Estate Division for George Berrick to Peter Northen
February 7, 1795
This indenture made the seventh day of February in the year of our Lord, one
thousand seven hundred and ninety five and in the nineteenth year of the
Commonwealth of Virginia, Between Martha Berrick, Widow of David Berrick
deceased, George Berrick and Isabella his wife, Reuben Berrick and Jane his
wife, Patsy Duff and Peter Duff deceased, Catherine Berrick, David
Berrick, Charles F. Berrick and Elizabeth his wife, Newby Berrick and Ann his
wife, Sarah P. Berrick and Elizabeth Berrick of the County of Richmond of the
one part and Peter Northen of the County aforesaid of the other part.
Witnesseth that the said Martha Berrick, widow of David Berrick deceased,
George Berrick and Isabella his wife, Reuben Berrick and Jane his wife, Patsy
Duff and Peter Duff deceased, Catherine Berrick, David Berrick, Charles F.
Berrick and Elizabeth his wife, Newby Berrick and Ann his wife, Sarah P. Berrick
and Elizabeth Berrick for and inconsideration of the sum of ten pounds fifteen
shillings current money of Virginia to us in hand paid by the said Peter Northen
the receipt whereof we do hereby acknowledge, hath given,
granted, bargained and sold, aliened and conformed, and by these presents doth
grant, bargain and sell, alien and confirm unto the said Pete Northen, his heirs
and assigns forever all that messuage, tenement, tract or parcel of land
situate, lying and being in the County aforesaid, being part of the tract or lot
of land which fell by ballot in the division of George Berrick deceased estate
(which lot is know in the surveyors platt by number three) containing by a late
survey ten and three quarters acres bounded as follows that is to say: beginning
at a large cedar standing on the west side of the main road corner with the
residue of said lott number three thence south seventy moiré degrees west thirty
one poles to another cedar standing on the north side of the road to the Court
house another corner of the residue of lot number three thence south
eight and three quarters degrees west thirty four poles to a stake another
corner of the residue of lott number three in the line of lott number two which
fell to the heirs of George Berrick deceased thence south eighty four degrees
east fifty seven poles to two small white oaks on the side of the main road
corner with lott number two which fell to the heirs of George Berrick deceased
thence along the several meanders of the said road which divided this from the
Reverend M. Gibbons land to the beginning and all the lands, trees, woods,
underwoods, hereditaments, marshes, and meadows, profits and advantages,
buildings, yards, gardens, hereditaments, ways, waters, water courses and
appurtenances whatsoever to the said messuage, tenement, tract or parcel of land
and premises above mentioned belonging in any way or any ways appertaining and
also the reversion and reversions, remainder and remainders, rents and services
of the said premises and of every part and parcel thereof and all the estate,
right title, interest, claim and demand whatsoever of them the said Martha
Berrick, Widow of David Berrick deceased, George Berrick and Isabella his wife,
Reuben Berrick and Jane his wife, Patsy Duff and Peter Duff deceased, Catherine
Berrick, David Berrick, Charles F. Berrick and Elizabeth his wife, Newby Berrick
and Ann his wife, Sarah P. Berrick and Elizabeth Berrick in and to the said
messuage, tenement and premises and every part thereof. To have and to hold the
said messuage or tenement and all and singular the said premises above mentioned
or intended to be mentioned and every part or parcel thereof with the
appurtenances unto the said Peter Northen, his heirs and assigns to their proper
use and behoof of the said Peter Northen, his heirs and assigns forever. And the
said Martha Berrick, Widow of David Berrick deceased, George
Berrick and Isabella his wife, Reuben Berrick and Jane his wife, Patsy Duff and
Peter Duff deceased, Catherine Berrick, David Berrick, Charles F. Berrick and
Elizabeth his wife, Newby Berrick and Ann his wife, Sarah P. Berrick and
Elizabeth Berrick for themselves and their heirs the said messuage or tenement
or premises and every part thereof against them and their heirs
and against all and every other person and persons whatsoever to the said Peter
Northen, his heirs and assigns shall and will warrant and forever defend by
these presents. We the said Martha Berrick, Widow of David Berrick deceased,
George Berrick and Isabella his wife, Reuben Berrick and Jane his wife, Patsy
Duff and Peter Duff deceased, Catherine Berrick, David
Berrick, Charles F. Berrick and Elizabeth his wife, Newby Berrick and Ann his
wife, Sarah P. Berrick and Elizabeth Berrick doth further covenant, grant and
agree to and with the said Peter Northen, his heirs and assigns that they will
make, do and execute any other lawful act or acts, conveyance and assurances in
the law for the more sure making and confirming of the said bargained premises
to the said Peter Northen, his heirs and assigns when thereunto required s by
him and them or his or their council learned in the law be devised, advised or
required. In witness whereof we have hereunto set our hands and seales this day
and year above written.

At a court held for Richmond County the first day of June 1795.
This deed of bargain and sale from Martha Berrick, Reuben Berrick and Jane his
wife, Patsy Duff, Catherine Berrick, David Berrick, Charles F. Berrick and
Elizabeth his wife, Newby Berrick and Ann his wife, Sarah P. Berrick and
Elizabeth Berrick of the one part and Peter Northen of the other part with the
receipt thereon endorsed was proved in open court by the oath of Benjamin N.
Garland, Walter J. Schringer and Griffin G. Berrick witnesses thereto and
admitted to record.
